Risks and controls
Each risk of the issue is matched by a mechanism that limits it.
-
Client diversification
Income comes from managing properties for a range of different owners, which reduces dependence on any single client.
-
Currency risk
The company's financial model withstands the tenge weakening to 1,014 per USD without loss of solvency.
-
Asset coverage
The issue is secured by the company's own assets: a 32% LTV means the assets are worth roughly three times the issue size.
-
Operational risk
An annual audit by Ernst & Young and the in-house Marden 365 monitoring system provide transparency and control.
Frequently asked questions
The MRDNb1 bond issue is denominated in US dollars. The minimum investment is $10 — a single bond is enough to become an investor.
• Par value per bond — USD 10
• Coupon rate — 10% per annum
• Payments — monthly
• Tenor — 2 years
The coupon rate is fixed and known in advance — 10% per annum in US dollars. An investor knows from the outset how much they will receive each year depending on the amount invested. Note: 10% is an annual rate, but it is not paid as a single sum at year-end — it is paid in instalments, monthly, at roughly 1/12 of the annual amount each month.
Monthly coupon formula: bond par value × 10% ÷ 12. For example, one bond with a par value of USD 10 generates approximately 10 × 10% ÷ 12 ≈ USD 0.083 per month.
The calculation is illustrative and excludes taxes, broker fees and any reinvestment. The coupon is paid to the bondholder recorded in the register on the relevant record date; the date funds are credited may depend on processing by the depository and the broker. KASE confirms the monthly payments on the MRDNb1 issue.
The bonds are available to any citizen of Kazakhstan or holder of a Kazakhstan residence permit.
You can invest through Alatau City Invest or through any broker that is a member of the Kazakhstan Stock Exchange (KASE), including Freedom Broker and BCC Invest.
Yes — the bonds can be listed for sale through your broker's app at any time before the maturity date. However, a sale depends on there being a buyer on the exchange, and the price may be above or below par, so the final amount may differ from the sum originally invested.
The reasons for the delay have been publicly disclosed on KASE. Publication will follow once the Ernst & Young audit is complete; the current date is updated in the "News for investors" section on this page.
For individuals who are tax residents of Kazakhstan, coupon income on bonds included in the KASE official list is generally exempt from individual income tax, provided the trades are executed through open trading on the exchange. In certain cases the law may still require a tax return to be filed.
For non-residents, taxation is governed by Kazakhstan law and by any applicable double taxation treaty.
